June 23, 2008, work session Durinig the Courtesy of the Floor section of the meeting, Al Capellini, attorney and Joseph Riina, engineer informed the Planning Board of a proposed auto sales lot on Route 202, next to the former Sunshine Pizza restaurant (see I Love My Kids 4/21/08). .
Mr. Capellini made the distinction between a car dealership which has auto service and maintenance and an auto sales lot with only car prep and delivery and claimed that the property had been approved for a special use permit for an auto sales lot in 1966. Mr. Tegeder questioned whether even an auto sales lot was an allowed use under the area's current zoning and will research the question. He noted that the 1966 special use permit pre-dates all the Town's current zoning regulations. In this very preliminary review, the Planning Board had concerns about the limited space available for entrance and exit driveways in the context of traffic on Route 202. Mr. Flynn suggested that the entrance driveway could be shared with the neighboring business and traffic from both could exit through this site. Mr. Giordano pointed out that this might work with these two businesses, but not if the uses change. Mr. Klaus suggested the driveways be shared and straddle the property line. |
