October 6, 2008, work session
Pre-Preliminary Amended Site Plan
This is a first look at a proposal to add a vehicle/equipment/material storage building to a site housing a general contracting and custom millwork business. The new building will allow the site to be cleaned up by the removal of old dumpster pads and piles of stored materials. The proposal will not generate any additional traffic, will need no variances, and there are no wetlands on the site. It will increase the amount of impervious surfaces and therefore will require a stormwater management plan. The applicant will verify how stormwater is currently managed and how the new requirements will tie into that. The existing system might have to be retro-fitted to meet new regulations. The Planning Board would like to see the facade of the new addition match the existing building.


November 24, 2008, work session
In response to ABACCA's comments the applicant has relocated the trash receptacles on the site and will submit a lighting plan. ABACCA also requested that the building's architectural treatment include a mansard roof. The stormwater plans will also have to be submitted to the NYC DEP for its okay. The board noted that while the applicant plans to use the second floor of the new building for storage, if, in the future, that portion of the building was converted to office use, additional parking might be required. The plan may be scheduled for a public hearing in January.


January 12, 2009
Public Informational Hearing

The 1800 sq ft proposed new building will be in addition to the existing 2900 sq ft building which houses a woodworking business. As there will be no additional employees, no additional parking spaces are required. The exterior of the new building will match the existing building and ABACCA has dropped its earlier request for a mansard roof.

In response to Mr. Flynn's question whether the new building will have sprinklers, the owner said that he had checked with the building department and that none were required. However, for his own satisfaction, he may look into the matter.

There were no public comments. The hearing was closed and written comments can be submitted for two weeks.


January 26, 2009, work session
The applicant has addressed comments from ABACA, the Planning Department and most of the Town Engineer comments.  The parking plan has been revised.  No additional parking spaces are required because no additional employees will be added.  Evergreen screening has been added.  A public hearing is scheduled for February 9th.


February 9, 2009
Because of an error in the advertisement for the public hearing, the hearing was opened but will have to be re-noticed for the next meeting, most likely March 9th. Mr. Riina reviewed the basics of the site plan as previously explained. There were no public comments and the hearing was adjourned 


March 9, 2009
The board resumed the public hearing during which there were no public comments. After closing the hearing, the board voted to approve the site plan, subject to the final approval of the DEP which is still pending. As the plan was a Type 2 activity, no SEQRA determination was needed.

July 13, 2009
Request for excavation permit
As a follow up to the board's March 9, 2009 site plan approval, the applicant was now requesting an excavation permit to begin the site work. Material from excavating the rear hillside of the site will be used to regrade other portions of the site. An erosion control plan is in place and the DEP has approved the applicant's stormwater management plan.The board voted unanimously to approve the permit.
