Sec 36.5 Blk 1 Lot 9 Location: 3471 Crompond Road Contact: Joseph C. Riina, PE Description: Proposed 6000 sq. ft. one-story building in the C-3 zone. April 7, 2008 (work session) Pre-Preliminary Application This project was before the Planning Board in various incarnations between 1988 and 1995. The current plan dates from 1995. The owners are the same, but the property is owned under a different corporate structure. The site is on route 202, across from the Bear Mountain extension entrance, next to the Citco gas station. According to Mr. Riina, the Planning Board had "been coming around" to the project in 1995, but new regulations will probably require changes in the site plan. Now sewers and town water are available. However, since Hunter Brook runs through the site and the 1/3 of the building and all of the parking would be in a wetland buffer, wetland mitigation will be required as well as DEP review. The building will probably have to be smaller to accommodate the surface area needed to meet new storm water treatment regulations. In order to remove some traffic from route 202 and congestion at Pine Grove Ct./route 202 intersection, Mr. Giordano asked for some parking spaces accessible only from Old Crompond Rd. Mr. Flynn asked about the possibility of interconnecting the parking with neighboring businesses, but this was deemed unfeasible in this situation. |
